How To Avoid Waiting For Your New House Keys On Removals Day!
How to Avoid The Stress Of Waiting For Your New House Keys
If your want to avoid waiting for your keys on removal day our simple tips and advice will help you get through the stressful time of moving. The most annoying thing is when clients are left sitting their, for hours out side their new home, as the estate agents and solicitors have gone off for dinner, usually from 1 pm till 2 pm.
If you have not receive the call by your agents or your solicitors that the keys are ready for collection by 1 pm then you will likely receive them around 2-3 o’clock which can be a major issue, especially if the moving truck turns up to off load. The following guide on how to avoid waiting for your new house keys when moving home will help to ensure you stay on top and are not left waiting for long periods of time, especially when moving with small children or a large family.
When Will The Estate Agents Release The New House Keys
Most estate agents will not release the new house keys to the new home-buyers before the completion is complete and all contracts and paper work have been signed. This can be a problem if your movers have already loaded and you go to pick up the keys for your new home early.
Notify Your House Removals Company If You Will Not Have Keys On Time
As a home-buyer or mover you may be faced with sitting around waiting for long periods of time for the new house keys to be released, with the removal van on their way, or worse, sometimes sat on the drive waiting to unload. It is best to notify your house removals company as soon as possible if you have not got the keys to your new home by removal day, as they may rearrange the timing with you to avoid the long wait
Be Prepared To Leave Property Before New Home Owner Arrives
In practice most completions happen around dinner time, if you anticipate being in your home, still packing, beyond this time it could cause a problem, with your home buyer arriving with their removal van and keys, because they now own the property! This can be distressing for all parties. Therefore, it is wise to aim to be packed and gone by mid/late morning and, with larger properties, some removal firms may want to pack or start packing the day before your actual move, which can make the whole process run more smoothly on removals day.
Find Your Position In The Moving Chain
Depending on how many people are moving home within your chain, will depend on how long your new house keys will be released. For example if you are 1st or 2nd you may receive your new house keys, all in good timing which could be, before the estate agents go off for dinner at 1pm. The lower in the moving chain you are 4th and 5th then you could experience delays with the new house keys, especially if you are moving home on a Friday, as this is when the estate agents and solicitors are most busy. If you are moving in a chain, start by asking your estate agents and solicitors what place you are in and how long it will take before your new home can be moved into.
Completion
The completion process is the day your money is transferred into the relevant accounts and the keys for your new home will be released. As the money will be transferred to several accounts it is important to ensure that it arrives to the buyers solicitor from your mortgage provider on time. The deadline for the monies to be transferred is 3 pm or the transaction will have to wait for the following working day. This could prove to be a nightmare for home movers as they are left with no home and are forced to seek a hotel.
Make Regular Calls To Estate Agents & Solicitors
We would always recommend checking with your solicitors and estate agents as to what time of day he or she expects legal completion to be complete. Often, with a short chain, this can be early in the morning or as late as 4:30 pm. Conversely, if there are several properties involved in the moving process, this can take some time, even into the late afternoon in some cases. Through our experience the majority of our customers receive their keys at around 2:30 pm or 3 pm.
Remember To Leave Keys Behind
Before moving day, make sure you know what you’re supposed to do with the old house keys. If you’re renting, make arrangements with your land lord to collect the keys, if you own your home, remember to check with the real estate agent or the new home owners.
Also collect all copies of the keys beforehand; from your children, spouse, friends or relatives. Have them ready for the new home owners. And don’t forget to have the keys to your new home ready when you arrive. Having movers waiting to move you into a new space while you try to track down the new house keys, may cost you extra.

This will ensure that they are not left out and can be involved the planning of their new room and house. Integrate the idea of moving to a new home into their daily life as this will help to make them feel more comfortable with the move.

When moving home with children it is always a good idea to involve them into the move and let them pack up their own toys and boxes. Decorating their own boxes will make moving to a new place more fun and exciting for them, as they will get the chance of taking responsibility of packing their own bedroom.
Arrange For A Childminder On Removals Day
On removals day try to arrange for a childminder, grandparents or a close family member to look after the children and take them out for the day, especially while the move is in full swing. This will give you the quality time needed to focus on your move and delegate the movers as and when needed. This will ensure the children are always safe and not in the house when large furniture is being moved around.
Prepare A Picnic Basket For The Big Day
Prepare some drinks, sandwiches and snacks that the children will need throughout the day. Remember your home contents will be all packed up in to boxes, setting aside a bag full of food and goodies will ensure you and your children are happy throughout the day.
Unpack The Kids Bedrooms First

Moving House Checklist
Practical Moving House Checklist & Tips For First Time UK Home Movers
Preparing to move home for the first time. This moving house checklist is packed with wonderful moving tips to help you out that little bit more when moving home. With so many important things to remember when moving home you will want to be sure that your following the best moving home checklist and guide listed below.
Two Months Prior To Moving Home
Ask for recommendations from friends and family about which removal companies they have used in the past. This will give you an idea of which companies you should choose.
Give proper notice to your employees that you will be needing time off work to complete the moving process.
Book a moving survey so your chosen moving company can provide you with a removals quote
Week Ends and Bank Holidays are days you should try to avoid when moving home as many removal companies charge more for moving on these days.
Decide exactly what furniture you are going to take with you to the new home. Make piles of three 1 for keeps, 2 for local charities, 3 for recycling. ( This can help to reduce the amount of clutter within the new home and help make your move less expensive).
Start preparing for your move early. Especially if doing your own packing. You will need to purchase all the moving boxes and packing supplies for your move.
If moving from a large family house with a lot of furniture and completing your own packing, it can be wise to pack just a few moving boxes a day, along with packing a few larger items of furniture a day. This will make packing your own home much easier and ensure all boxes are safely packed.
Six Weeks Before Moving Home
Book a removal company at least 6 weeks before moving and have your chosen move date booked in and confirmed. Be sure to have your booking confirmed in writing and don’t forget to read their terms and conditions.
Notify the relevant service providers of your home move, so you can have all the services reconnected within the new home. Some of the providers you may need to contact include:
- Royal Mail
- DVLA
- Inland Revenue
- Health Care
- TV Licensing
- Broadband
- Phone
- Banks
- Car Insurance
- Home Insurance
Moving Home Checklist
Prepare for the new home to be cleaned, cleared of old furniture or decorated before moving in. The new home may be left in a untidy condition, give it a little clean before filling the rooms with furniture. This moving house checklist will ensure you get all those task done.
Arrange for a childminder or family relative to take the children to the park for the day. This will give you the time to concentrate on your move.Arrange for some one to take the pets out for a walk while the move is underway. If this is not possible you can arrange to house them at the kennels. Check up with solicitors regarding the exchange of contracts and finalising the exact move date so you can notify your moving company.
Keep a box separately with all your valuable items, documents and jewellery. These items should not be loaded on to the removal truck, but in the boot of your car.
Four Weeks Before Moving Home
Start to prepare awkward items like plants for removal
Try to get the kids involved in the move as much as you can. Let them sort their own belongings and pack their own bedroom items. You could even let them decorate the boxes in their own colours.
If moving a long distance away, you will need to service your vehicle or arrange for public transport to the new home. You will need to make sure you arrive at the new home prior to the movers, unless you can provide them with a spare key for the new home.
Pack, Pack, Pack. Keep packing up all your boxes and larger items of furniture. Your move date is getting closer, so you will need to make sure every thing is packed and boxed in time for when the movers arrive.
Arrange for a parking permit if required. If a permit is not necessary you will need to save a parking space for the removal truck to be parked out side of your home. Be aware as many removal companies will pass on to the customer any parking fines they accrue while completing the move.
Return all library books and magazines to avoid any cost or charges
Don’t forget to collect your best suits and clothing from the dry cleaners or laundry
2 Weeks Before Moving Day
Check up on your removals company. Make sure they still remember the most important date in your diary. Many removal companies have sadly let people down on moving day by not turning up for the move or making some lame excuse. Speak to the move advisor just to check things through.
Check with the estate agents and solicitors that all is ok and you will be moving home on the date in question. Things can change all of sudden when moving home and if they do you should be made aware straight away, but with 20 other clients to deal with your estate agents or solicitors might just forget to call. Make sure your one step ahead.
Speak to your children’s head teacher about transferring all your children’s school work and files to the new school and head teacher.
Take the family for a visit to the new home and area. This is a good time to meet your new neighbours, make new friends and see exactly what your new area has to offer.
Remind friends and family that moving day is drawing in and you will need them to assist you with the children and pets.
Double check with your service providers that you will have your utilities connect at the new home in time for when you have moved in
The Final Week Before Moving Home
Finish all packing
Contact and speak to other people in the moving chain
Use all the food in the fridge and freezer
Start disconnecting computers, electricals and other entertainment equipment
Pack an over night bag with goodies and essentials you’ll need for the first night in the new home
Start dismantling all beds. You may have to spend the night on the mattress depending on your circumstances
Removal Day, Finally Here!
Keep all valuables safe in the boot of the car. These items should not be loaded on to the removal truck. Nor should the movers know what is inside as a precaution.
Let the movers know exactly which items are fragile, delicate or of high value, so they can take extra care when moving them.
Keep a watchful eye on the move and the moving process. Be sure the movers are placing furniture in the correct rooms and positions of your choice.
Give your old home a swift clean from top to bottom, once all furniture has been moved out. This will make life easier for the new home owner when they move in.
Before leaving the old home take meter readings and provide them to your service provider. This will stop you being charge for gas, water or electricity you have not used.
Before leaving your old home lock all the windows and doors, you may need to take the old house keys back to the estate agents.
Overall you are in safe hands the move is underway, the movers are loading your belongings and it is all going to plan. Now you can sit back relax and leave the hard work to your moving company.
Removal Tips
After all that packing of boxes and furniture you have just done, the last thing you need when you have just moved is to start unpacking right away. Here’s two options for you. Store the items and unpack a little at a time or hire your moving company to carry out a full unpacking service, so you can keep your feet up and enjoy your new home.
Purchase double wall removal boxes to pack your furniture as they are very strong and perfect for moving home.
Stay in touch with your removals company, estate agents, solicitors and other people in the moving chain.
Keep children active and involved in the moving process as they can become emotional when moving home.

This guide is about making your pets and animals feel safe when moving home. As animal lovers, the aim is to ensure a successfully move for your pets. MnM Removals have put together a helpful guide on what you can do to help settle your pets and make them feel more at ease, when moving home with animals and pets in the UK.
Find the perfect tips on what to do when moving home with animals and pets
Before Your Move
If possible take your pets to visit the new home as much as you can before moving day. This will help your pets to become more familiar with their new home and surroundings, before having the shock of living their full-time. Be aware that pets particularly cats and dogs can be very sensitive and will pick up on the fact that there are some sort of changes going on within the home.
During Your Move
It is advisable to ask close friends or family to look after the pets while the move is under. This will minimise the stress on your pet as well as keeping the house clear for the removal men on removal day. This can also help to keep pet owners calm as the distress of your beloved pets and animals can be an upsetting experience.
If it is not possible to have your pet away from the home on removal day, then it is a good idea to leave them in a quiet room with a few of their favourite and familiar toys.
After Your Move
Following your move you may find that your pet has adapted very quickly and is happy within the new home and location. On the other hand some pets can take time to adjust to new surroundings and may seem timid or not quiet themselves. In this case reassurance is key, give your pets plenty of love and extra attention, surrounding them with familiar items from your old home.
Cats: If you have a pet cat it is advisable to keep them locked in the house for a least a week or two following your move. This will give your cat time to get familiar with your new home.
Dogs: When moving home with a pet dog, that is feeling down or disheartened after the move, try taking them on walks and to parks within the new area, which will allow them to explore and mark their new territory.
Moving With Plants?
Great Tips & Advice When Moving Home With House Plants
Sometimes one of the most difficult decisions we face when we are moving home is what to do with the Houseplants. As plants often become part of the family we offer useful and practical advice for anyone moving home with House
Following our great tips and advice will help protect your house plants during transit:
When Moving Home with houseplants it is a good idea to re pot your plants into plastic containers. Just remember that your plants need time to adjust and recuperate from re-potting, so do this a few weeks in advance of the move.
Tall plants need to be carefully wrapped in plastic or bagged. Always remember to put a few air holes in the bag to allow your plants to breath during their journey.
Line some appropriately sized, strong, double walled boxes with plastic or plastic bags before placing the plants carefully inside the box. Use bubble wrap to fill the gaps between the pot and the box. This will help stop the pots moving in the box during transit.
When your plants arrive at your new home, make sure you remove the plastic immediately, take them out of their boxes and give them some water and plant food.
If you had transplanted them into plastic containers and you want to put them back into their original pots, make sure you wait at least a week before doing this.
You don’t want to over-stress them this could result in stunted growth or even death of the plant. Keep an eye on any garden plants that you do take to your new home as the difference in soil, climate and air quality will have an affect on their health.
If you want to take some of your outdoor plants with you, take some cuttings. Purchase some floral tubes, fill them with water, then cap them. This should ensure that your cuttings arrive ready for your new garden.
